A foundation is the base that supports any structure in order for it to stay solid and firm. When this base is not installed properly or the soil beneath is not sound, problems occur that can jeopardize your entire base and structure. The cost of foundation repair can be very expensive if there is major damage. Homeowners expect the foundation to be adequate and dependable but sometimes can be faced with the problem of a base in need of repair.

The Basics of a Foundation

There are three basic types of foundations that builders use before beginning the construction of a home. The most common type of foundation is a slab-on-grade. Reinforced concrete is used to create a base together with the soil that is often referred to as the second foundation. Because this second foundation of soil is important in supporting the concrete, soil testing and approval needs to be done ahead of pouring concrete. If the soil is unsustainable for such a load, the seasonal movement caused by rainfall, drought, and temperature changes can affect the amount of heaving that occurs.

A pier and beam foundation usually has a crawl space beneath the structure. It is constructed with a concrete footing and pier that is positioned to support wood beams and the floor joists. The quality of the ground is still an issue with a pier and beam foundation because of the shallow nature of the base. The cost of foundation repair in either of these two types of foundations can become immense if the soil cannot be supported to sustain the weight.

Basements provide more support for a structure because the footing depth extends far beneath the frost line, four or more feet below the surface. The sinking and swelling of the earth occurs against the walls and limits the amount of damage made by climate changes. There can be certain damage, however in the lateral movement of the walls and floor heave that requiring the cost of foundation repair to be a future issue.

Variables in the Cost of Foundation Repair

Time, extent of damage, amount of square footage and the number of joints involved are the main areas that will determine the cost of foundation repair. The number of hours involved in repairing the damage is the number one cost factor. Labor is expensive especially when you have skilled professionals working. A contractor may use inexperienced laborers to do the job but you must be aware of this component by comparing prices against other contractor’s estimates.

The extent of damage can come from a variety of factors. How the problem occurred is vital in fixing the problem. Poor soil, improper drainage and vegetation growth are some reasons that a foundation is becoming unstable and there are different methods figured in to the cost of foundation repair depending on the reason of damage involved. The square footage and number of joints is a determining factor in the amount of time that is required to stabilize your base. It is not as easy as repairing the point of collapse. The entire balance of your foundation will have to be evaluated and sustained.

Average Costs of Professionals

The cost of foundation repair rests on the types of professionals that are needed in assessing the damage and the amount of equipment required. A typical foundation repair that uses hydraulic piercing can run between $10,000 and $14,000 (6 to 8 foot spacing at $1,340 per pile). A simple crack in a poured concrete wall will average $800 to $1500. If soil is thought to be the issue, a geotechnical engineer often receives $500 to $3,000 for an evaluation while a structural engineer can make recommendations for $300 to $1500.

Maintain your Foundation

Because the cost of foundation repair is so expensive, keeping an eye on your base is crucial in problems that may crop up. Dry areas require periodic watering of the ground close to their foundation in order to keep the moisture content consistent. Proper drainage is important so that water is not allowed to collect along the foundation’s sides. Make sure your downspouts are carrying water away from your base by 3-4′. Trees should be planted no closer than their ultimate height.

You can help control the cost of foundation repair by proper maintenance and having any issues such as noticeable cracks inspected early. It is definitely worth the service call.

Ross Kirk is the owner of Marco Concrete Lifting, a residential and commercial foundation repair company serving the Charleston, WV area. Kirk writes about issues relating to all types of foundation, concrete and waterproofing repair projects.

Our plumbing systems consist of many components and mechanisms that all function to keep the plumbing system working properly and safely. Every once in a while a device in the system will have to be removed to be repaired or replaced. One such plumbing device is the drain trap.

A drain trap is a dip in the drain pipe that can be found in floor drains, sinks, toilets…etc. The function of the drain pipe is to constantly remain filled with water in order to prevent sewer gases from leaking into the room which can be toxic if inhaled. Traps must stay in good condition to remain working properly; however, there are instances where a drain trap can become damaged, corroded, clogged with foreign material, or just too old and worn. In these instances, the trap will have to be removed for replacement or repair. Removing a drain pipe is an easy task for a homeowner. If you plan on removing your drain trap, below is a guide on properly removing a trap:

1. To remove a drain trap, you have to first obtain a number of tools. The tools required for the job include: screwdriver, wrench, bucket, and an old towel. It is important to remember that the drain system is delicate therefore you have to be careful when removing the drain trap so that you do not damage it or any other nearby plumbing component.

2. Once you have acquired the necessary tools to remove the drain trap, you should turn off the main water supply or close the water valve under the sink where the water flows through the drain pipe.

3. The next step is to place the bucket under the sink where the water will flow from the drain trap when you remove it. You can also lay the towels around the bucket in case of splashing or spillage of water on the floor.

4. The drain pipe is connected to the bottom of the sink. It is secured with a nut. Use your wrench to remove the drain pipe. Use a wrench and turn the nut to the left to loosen it. After loosening the nut, pull the pipe straight down to complete the removal.

5. Once the drain pipe is removed, you can then remove the trap. The tail piece will first have to be removed. Then, unscrew the trap. If the drain trap is a swivel kind, the curved trap components will come out easily. If the drain pipe contains a clean-out plug which you will see at the bottom of the pipe section that curves, use your wrench to take it out. If there is no clean-out plug, you just need to unscrew the slip nut to take out the drain trap. Once you can access the drain trap, remove it while holding it in the upright position.

The drain pipe is a vital part of the plumbing system that needs to be maintained so it remains in good working order to prevent sewage gas does from escaping. This is very important because sewage gas is harmful and the gas can not always be detected. Regular maintenance of the plumbing systems as well as having annual inspections by a plumber will ensure that components stay in top working condition. If there is a problem with your drain trap or any other part of the plumbing system, it is important to get it fixed right away. For serious problems, it is imperative to contact a professional plumber who will have the equipment and expertise to properly make the repair.

Looking for a local plumber to fix your plumbing problems? Then contact the plumbing experts at Mr.Rooter, offering plumbers Newmarket and plumber Richmond Hill services as well as plumbing services all across Canada.

If you are thinking of going green, solar panels might give you an interesting solution. Quietly they will convert sunlight into electricity, giving you DC voltage as the final output. For your home devices this voltage should be inverted to AC.

To process the DC voltage into AC voltage there are some additional parts needed. Basically what parts to buy are determined by what set up you prefer to. The first option you may consider is on-grid or grid-tie system. On-grid is widely preferred by people because it is cheaper than other systems. Having on-grid means you send the solar electricity to the utility grid.

What makes on-grid system cheaper? It is because we don’t have to store the solar electricity in solar batteries so the only main parts we need to buy is solar inverter only. By eliminating the batteries we cut down the solar cost because these batteries are expensive, however this system also has a downside: During power outages you will be left alone without electricity supply.

If you need power during electricity blackout you can pick up the second option. Similar to the first option the solar electricity is also routed to the grid but a battery backup is added to the solar inverter. Note that this system is more expensive because you need to buy the solar controller, solar batteries and also solar inverter that is different from the inverter we use in the first option. They contribute a significant increase to the solar cost.

For people living in isolated places there is only option left. Due to no power lines available you can only get the off-grid system. This system is totally independent and use solar energy as its main energy source. Here you will need to buy solar regulator, batteries and solar inverter. In addition to the main parts you will need to buy small accessories as well such as terminal connectors, wiring, fuses, etc. This also applied to the other two options above. To back up your solar electricity you can add a gas generator or wind turbines to the system in case of cloudy days.

Now let us see how much really they will cost you. To make a rough estimation you can think about $15K to $60K. The cost will actually depend on how far do you want to substitute your fossil powered electricity. A 100% substitution is not recommended at all because the cost will kill you.

The other factors that also contribute to the price are the quality of solar parts and installation cost. Solar inverters for example has a wide quality range and solar installation cost differs from one company to another.

If you want to reduce the cost there is a good solution offered by the US government. Installing green energy in your house will allow you to get 30% federal tax benefit plus other tax benefit given by the states. By sending the electricity to the grid you also get some credits from the utility company.

There is no need to fully go with 100% solar electricity, even starting with 15% substitution will make a difference. You can always expand your system later on.

If you assume that you need a one time investment only for this system you are probably wrong. Some solar parts have lifespan shorter than the others so you may need to replace some of them after years of operating time while other part such as photovoltaic panels can pass 20 years without problem. It is recommended to add this factor into your solar cost planning.

If you are in doubt you can always search for online help. There are a lot of solar companies out there and they will be glad to help you finding the best solution for your home solar system.

Most not think of their plumbing system until there is a problem. But if you have reduced water pressure in your home you might not have an emergency but it might be the sign of a larger problem. So take the time to inspect your system and call a professional plumber if you think there might be a problem with your line.

If you have had low water pressure for as long as you have lived in your house then chances are that the house was built with half inch pipe rather than one inch pipe. This is the size of the pipe diameter and the smaller the pipe size the lower your water pressure.

If you are looking at building your home in the future make sure to use one inch pipe. It will cost you more than the smaller diameter pipe but it is worth the increased water pressure. The half inch difference could mean up to thirty pounds per square inch in increased pressure.

You can look at other factors that affect water pressure. For example check all shut off valves in the system and the one attached to your water meter. The valves must be open all the way so you will have the highest pressure possible.

But if you water meter is sealed you will have to call your water supplier to service it. The seal is there to prevent unauthorized servicing. If you can work on the meter yourself you might have to buy specific plumber tools.

If this is not the cause of the water pressure reduction then you can check all indoor main water shut off valves. This too must be in the fully open position. If one is located on your water meter then you need to call a professional to work on this. This is a complex attachment and you can easily damage the valve if you do not know what you are doing.

When in question, call the professional. If you have checked all valves and you still have low water pressure then there might be a problem with your water pipes. If you live in an earthquake zone do not rule out earthquake damage. You will need to have your pipes inspected for leaks or even breaks along the line.

A blockage or a leak will certainly cause low water pressure in your home. And a leak might be the reason your water bill is higher than usual.

Do not ignore low water pressure. You should inspect your system yourself or call a professional plumber. The last thing you want is a total blockage or worse a flooded house. Water pressure reduction could be a sign that your plumbing has a serious problem that needs to be addressed. This is not an emergency situation yet; but most people wait too long before taking action when they notice reduced water pressure. But with a little preventive action you can avoid a potential water disaster in the future. Inspect you pipes or call your plumber today if you notice water pressure reduction in your home.

When in need of a plumbing service in Oakville, don’t delay. Plumbing problems can escalate quickly! If you are unable to rech your local plumber try contacting plumbing services in Hamilton.

With energy costs recently skyrocketing, it is crucial for all homeowners to be aware of how to get the most out of their heating and air conditioning systems. No matter if you use central air conditioning or individual units, oil, or gas heat, these essential utilities can be very pricey if you do not do correct upkeep on them. In addition, depending on where you live, you may have to use them for many months of the year.

In this piece, we will give homeowners some good advice on how to get the most out of their heating and air conditioning systems.

Step 1 – No matter if, you are thinking about hot or cold air, you must make certain that you constantly have adequate airflow. The top reason why airways are blocked is dirty air filters. This is why it is important that you inspect your filters at least once a month. If you see that they are worn or dirty, and then just go to a hardware store and purchase new replacement filters. This easy hint can save you hundreds per year in energy costs.

Step 2 – You should examine your evaporator and condenser coils. They may sound like technical terms, however it is simple to ask a professional how to examine and perform maintenance on them when they are being installed. Keeping an eye on your evaporator is important because it may become clogged, and will result in your system working harder than it usually does.

This will certainly make your energy rates rise and make your system wear down faster than it should be. If you are a do-it-yourself kind of person, you can clean your condensing coils yourself by just running them under the hose. Make sure to not use a powerful source of water and treat them with care. The fins that are in the condensing coils are delicate and if they are damaged then you will have to buy new ones, which can be pricey.

You can also clean your evaporator coil with a bit of dish soap and warm water. Just use an old toothbrush to gently clean the insides, taking care not to damage the fins.

Step 3 – Fallen insulation and crushed or damaged duct lines will also affect the temperature in your home. If you discover either of these problems, make sure you contact your service company and ask that they be replaced. Unless you have a great deal of experience with insulation or duct repair, it is probably not a good idea to go crawling around in your attic looking for the problem.

Step 4 – In the end, it is a superb idea to buy a service agreement from a service company. Such agreements are commonly inexpensive and will ensure that a trained professional will come to your house and examine your system at least twice in a year and will do upkeep and repairs and do the required cleanings on all of your filters and coils.

Do your due diligence to see which company gives the most ideal service agreements, as they will vary in cost and features. Same as having our automobiles serviced, having the heating and cooling systems in our homes serviced is a way to prevent problems from happening and a great investment that will save you significant amount money per year in energy fees.

If you have ever been hit over the head by the boom of a sailing boat as it tacks, you will have a painful reminder of the force that can be generated from the wind. If you are lucky enough never to have had that experience, just think of the devastation that hurricanes and twisters can cause to homes during hurricane season. The wind is an extremely powerful and potential force. Anybody that decides to make a home built wind turbine should be aware of this power but also the limitations. This article will explain some of these issues so that you are more informed when it comes to building such a renewable energy system.

A wind turbine uses the wind’s kinetic energy to make mechanical energy which is then converted to electrical energy. The wind turns a rotor that is connected to a motor via a transmission shaft. The motor then creates electricity that can be stored in a battery or used in the home.

Before you build your own wind turbine, you should be aware of the upper and lower tolerances of such a system.

The lower tolerances are basically the wind speed. You need to have a constant wind speed of around 10-15 miles per hour to make such a system viable. If you don’t get this wind speed, the turbine will not generate enough power to make your efforts worthwhile. You should probably consider another type of renewable system, like a solar power system.

Another consideration with regards to the viability of a home built wind turbine is the space that you have. You will need a fair amount of clear space to locate the turbine. If you live in a densely populated area there is also a good chance that there will be many obstructions, like trees or other building that will get in between your wind turbine and the wind. This is no good and again will make your efforts worthless.

In terms of the upper tolerances, you should be aware of the highest wind speeds that your location has had. You can get in touch with the local meteorology office or weather bureau for this type of information. They should have plenty of historical data on this.

Although history can teach us nothing about the future, it is the best way we have to plan for any future outcomes. When you know the highest wind speeds, you should ensure that components like the tower can tolerate these kinds of speeds without buckling.

You can make your wind power generator, go to wind power kits for reviews of popular manuals that show you how to do this, including a Home Made Energy Review

The plumbing system consists of many essential components that must be handled with special care to avoid damage to a component and the entire plumbing system. There are a number of things that can cause a problem in the plumbing system which can negatively impact the system and the home. One such problem is a leak in the plumbing system.

A leak in the plumbing system is not only an annoying problem, but it can also become quite costly as it can drastically increase the water bill. As well, a small leak that is not repaired in a timely manner can eventually develop into an expensive repair job. To avoid water waste and an expensive repair bill, it is important to know how to detect leaks in the plumbing system.

Below is a helpful guide on how to detect a leak in plumbing systems:

1. If you have copper pipes, it is easy to check for leaks in these pipes. When examining your copper pipes, you will be able to identify a leak by a white circle that will have formed around the area of the pipe that is leaking.

2. You can check to see if there is a leak in the plumbing by checking your water meter. Turn off all of the taps and then check the water meter. If the water meter is still moving, this could suggest that there is a leak.

3. There are places in the home that should be checked for a leak. Places to check to see if there is a leak includes: water dripping around shower heads, toilet that is constantly running when not in use, water dripping from faucets, chronic sewer backups, foul odours, high water bills, cracked and moist foundation or concrete, moist spots under the carpets, moist or discoloured walls, floors, and ceilings, and mould and mildew growth. As well, check the water heating system, washing machine, pool, and basement, for visible signs of leaks. A water pump that is constantly running when not in use is another sign there may be a plumbing leak.

5. An effective way to check for leaks in your plumbing system is to perform a silent leak test in your toilet. You can use a red dye from a plumbing supplier or red food colouring. You just have to make sure the water in the toilet and tank is clear. Then, add the dye in the water tank and wait 30 minutes. If the water in the toilet bowl has turned red, then you have a toilet leak.

If you do not get a plumbing leak repaired, over time the leak will get worse and you could end up with a big messy repair job, especially if a sewer backs up and spills in the basement, which will end up being very expensive to fix. As part of a home maintenance program, the plumbing system should be regularly checked for leaks. If you have discovered a plumbing system leak, it is wise to contact a professional plumber who will be able repair the leak properly and end up saving you much more money than if you had just ignored the leak.

Looking for a local plumber Toronto to fix your plumbing problems? Then contact the plumbing experts at Mr.Rooter, offering plumbing Vancouver and plumber Mississauga services as well as plumbing services all across Canada.
Many people like the idea of using solar power to reduce their home energy consumption. Using solar energy has the potential to reduce your monthly utility bill because some of the electrical components can draw power from the solar system instead from the main power grid.

A residential solar kit can be expensive. Be prepared to invest $8000 or more. If you want to cut cost, you can build the solar system via a Do It Yourself (DIY) approach.

Do you know there are some steps you can take which can reduce your solar budget substantially? You can cut cost by following the 3 approaches below.

1) Check for air leaks – One of the major energy cost is on air conditioning. To save cost, you can start by checking for air leaks in your house.

During winter, cold air leaking into your house will increase your heating bill. During summer, hot air seeping in will jack up your air conditioning cost.

2) Install attic exhaust fan – This is a very simple and inexpensive approach. Installing an exhaust fan in the attic can cool down your living rooms substantially.

During summer days, hot air is trapped under the roof or in the attic. The hot air will tend to heat up the rooms beneath it. By using an exhaust fan, it will suck out all the hot air therefore keeping your home cooler.

3) Install window screen – This is another simple and inexpensive step you can take to reduce your air conditioning cost. You can cool down a room by installing window screen which has direct exposure to sun light.

Some people do it wrong by installing the screen inside the room. This will make the room hotter because of “green house effect”. The right way is to install the window screen outside the window. You can save cost further by using inexpensive wood or bamboo screen which is replaceable.

Will Yap writes about DIY solar homes at http://www.diysolarhomes.com Do you want to cut your home energy bill by using solar power? If you do, check out the Earth 4 Energy e-book. The manual will show you step-by-step how to make a solar module with inexpensive parts. For more information, read the Earth4 energy review on the web site.

Just when you’re happy to leave winter heating bills behind, the prospect of high cooling costs start looming before you! In this economy, energy waste is simply not an option since it translates to money down the drain. Here are some quick tips that will help you to get those AC bills down to a manageable level and keep more money in your pocket over the long term.

–Keep your windows shut when the AC is in use: This may seem like a no-brainer, but it’s amazing how many people run their air conditioners while keeping their windows wide open. On those days when weather conditions permit enjoying fresh air, remember to turn off your air conditioning system altogether.

–Install a programmable thermostat: When kids can change the temperature of the house at will, trouble (and unecessarily high bills) is sure to follow. If you are still living with an old-fashioned thermostat, spend a few extra bucks to update it and make sure you get the kind whose controls can be locked and kept away from little “helpful” hands.

–Rely more on ceiling fans: Many of us have ceiling fans but don’t know how to maximize their effects. Reverse the toggle switch and make sure the fan is blowing down at you instead of circulating the air above it. You can turn your thermostat down a few degrees and still be comfortable if your blades are circulating properly. Bottom line: it costs much less to operate ceiling fans than it does an air conditioner.

–Have an energy audit performed: A cooling specialist can come into your home and pinpoint exactly where your house is leaking energy. With just a small investment in weather-stripping around your doors and extra insulation in your attic or walls you could save a bundle.

–Use window tinting: Most of us can’t afford to put in all new energy-efficient replacement windows in this economy; but we can turn to a more cost-efficient solution for keeping out the sun’s heat: window tinting. Today’s window films are much more attractive and efficient than their predecessors and they will block up to 78% of unnecessary heat from the outside. Not only does tinting help keep your AC bills down, it will also save money by safeguarding your carpet and furniture from premature fading.

Whether you need Utah window tinting or tinting for your Arizona home, when you live in a seriously hot climate this type of solution makes great sense. Add it to the other tips listed above, and you will notice a welcome difference in your AC bills in these tough times. To know more about our Utah window tinting services for your Arizona home, visit our site now !

What type of difference are you likely to find regarding copper piping prices? What is the difference between the pricing of copper pipes and how does the quality or type of copper piping depict what price you will pay? Both legitimate questions for the home handy man and professional tradesman alike. Not all copper piping is the same.

Different types of copper piping are suited to different jobs and functions. It is easy to suggest that the price you will pay for copper piping will be the same no matter what type of copper piping you will be purchasing – this is not the case however.

Some types of copper piping are designated with a letter. These letters are K, M and L. On top of this you have nitrogenized and various other treated copper piping which is likely to be priced a little higher. It is commonly accepted that copper piping will coat itself over the long term with minerals from water which help the water remain as pure as possible; pre-treated copper piping helps reduce the need for this and helps to increase the copper piping’s longevity.

Although for a little extra, the prices of treated copper piping may seem like a good time saving and longer term solution.

The differences between the prices of copper piping may seem insignificant. However if you are purchasing a large volume it will add up to a significant amount. Depending on the supplier of the copper piping differences in prices can range from 5 to 10 cents per meter or foot up to 20 to 50 cents per meter or foot for treated copper piping. If you factor in this difference over a large volume of copper piping, the price difference can be quite excessive!

Any reader who wants more information about looking for the greatest copper piping prices or copper repipe.
